Renter Information
APPLICATION PROCESS
- There is a Non-Refundable $30.00 fee per adult for processing an application. We accept money orders, cashiers checks or cash. NO PERSONAL CHECKS, PLEASE. Your application will not be processed without this fee. This fee allows us to obtain:
- A credit check,
- Eviction and criminal checks,
- Employment confirmations, and
- Rental history verifications.
- A rental application takes up to 72 hours to process. Please be sure to completely fill out the application so that we can process it as quickly as possible.
- Rental applications are available for pick up at 8900 North Thornton Road, Suite 7 in Stockton, CA. If we are not here, feel free to take a rental listing and application posted on our door.
- Please specify which property you are applying for. The application will be considered first for this property and only considered for another property if one is available that you qualify for.
- Some of our properties do take Section 8. Please check our rental listing to find out if any of these units are available.
- All applicant(s) must be present and sign the rental agreement prior to occupancy. Keys will not be released without all applicants signing the rental agreement. Rental Agreements must be signed in our office.
MINIMUM QUALIFICATIONS
- Rental History: We require good rental history from your previous landlord(s). Your rental payment history must demonstrate your ability to pay on time and to pay any and all outstanding fees when they become due.
- Employment/Income: Income from your job and/or other sources must be at least three-times the rent of the property you are applying for. Proof of income and employment must be provided with a copy of a recent payroll stub.
- Credit History: A credit report will be obtained to verify credit worthiness. We look for a credit rating of 600 or above. If your credit rating is below this, we may require a co-signer.
TENANT EMERGENCY NUMBER
Please call our 24-hour Answering Service (209) 477-3830 if you are a tenant with any emergencies concerning your rental unit.
