- Tenant Screening
We conduct a variety of checks on potential tenants for your property including:
- Nationwide credit checks,
- Countywide eviction and criminal checks,
- Employment confirmations, and
- Rental history verifications.
- Monthly Statements and Rent
Your itemized monthly statement will include a variety of reports to keep you informed on all income and incurred expenses related to your property, including:
- Income (rent) received statement,
- Expenses paid statement,
- Copies of all of vendor invoices that have been paid,
- Our monthly newsletter, and
- A Cash Flow Statement.
Your December statement will have the end-of-year totals for your property and may be used when preparing your taxes. If you would like, we will also deposit your monthly checks into your bank account, at no extra charge, and mail your statements to you separately.
- Advertising Vacancies
We fill vacancies as soon as possible by:
- Promptly placing ads in The Stockton Record and
- Providing up-to-date vacancy listings on our business door.
- Rent Levels
We are constantly keeping up-to-date on current market rent levels. Our properties are regularly reviewed to make sure that rents are consistent with current market trends, therefore maximizing the income on your investment.
- Vacant Unit Preparation
If your property becomes vacant, we will evaluate it for any needed work and call the appropriate vendors to do repairs and maintenance. In addition to this, we gladly work with any of our owners who like to do repairs or painting on their own.
Unlike many management companies, we do not charge you additional fees for vacant unit preparation or rent increases.
- Property Maintenance
A 24-hour answering service is available to all tenants to immediately report any problems. All needed repairs and maintenance on your property will be scheduled with one of our independent vendors. Most of them have been with us for over 10 years and are honest and reasonably priced small businessmen. We have been in business for over 13 years and have worked hard to develop good relationships with quality vendors to do work on your property.
- Eviction and Other Legal Procedures
We will promptly serve 3-day notices in the event that your tenant does not pay rent by the due date.
In the unfortunate case that your tenants must be evicted, we will contact our eviction service and work with them to evict the tenant. Other than the eviction service charges, there is no additional fee for this service. Initially, we do attempt to work out a reasonable solution with the tenant, so that you may avoid the costly eviction process. In 2001, we had only two evictions, and in 2002 to date, we have had only one.
