About Our Company

We are a small family-owned, family-run business and pride ourselves on the personal attention we are able provide to our property owners and renters.

Colonial North Property Management has been around since 1980 and I have owned it since 1990. Prior to taking over this business, I was an absentee landlord, so I am well aware of the problems and frustrations that go with it. I've owned investment property for over 30 years- 20 years here in Stockton- and I continue to manage your property with as much care as I manage my own.

To start with, we use independent vendors to do maintenance and repairs on your property; most of them have been with us for over 10 years. I am very selective of who we use to do work for our owners. In addition to reasonable prices, we require good workmanship and expect our vendors to stand behind their work.

Our fee schedule is simple. A set percentage of the rent is charged for our commission- that's it. If your unit is vacant, you don’t get paid and neither do we.

In addition to this, we will not lock you into long-term contracts that automatically renew on their anniversary date. We use month-to-month management contracts. It is our firm belief that a client should have the right to terminate their contract, if and when they choose to.

Services

For property owners, we collect rents, pay vendors, screen tenants and send out a monthly statement with your proceeds and copies of our vendor’s bills for any work they do. I also include a monthly newsletter to let you know what is happening in the rental market.

For renters, we provide up-to-date rental listings on this website, as well as paper copies and rental applications posted on our business door for you to pick up at your convenience.
